The project balances developer affordability with end-user luxury through a phased, four-block masterplan. Set along a 24m road, the layout ensures maximum privacy—with no units facing each other—and garden views for all 820 residences. The 2 and 3 BHK apartments (75–90 sq.m) cater to MIG families with flexible living areas, Vastu compliance, and “grow house” kitchen gardens that create a lush, maintainable green facade.

To navigate a narrow plot and 68m height limit, the design employs a “step margin” strategy at the 11th floor. This creates a 4.5m tall, FSI-free amenity level at a 30m height, featuring jogging tracks, gyms, and community zones—providing a noise-free elevated sanctuary. Commercial development is strategically placed on one side of the road to maximize ground-level open space.

Titled “The Split,” the architectural approach uses varying building heights and economical facade treatments to create a dynamic skyline. By integrating accessible terraces and “hovering gardens,” the development optimizes land efficiency while delivering a premium, green-centric lifestyle for the modern urban dweller.
